"With the rupee depreciation with the dollar, Omaxe and other property developers in India plan to target the NRI buyers. NRIs can get a good deal now because of the recent depreciation of the rupees against the dollar. This would benefit NRI purchase around 20 percent. Property investment in India at this time could be a good deal. Prices have declined by 15 to 20 percent in last few weeks." - ravi karandeekar

Today, I went to Nanded City Pune to find answers to your questions posted on my last post - Confirmation process starts at Nanded City Pune. But instead of answers, i got a question, "How many cancellations happened at Blue Ridge?"
"I don't know. I was at Blue Ridge day before yesterday but i did not ask this question." i told the sales executive.
"No need to ask. All Pune knows that more than 700 cancellations had happened", he said - ravi karandeekar
"Thanks to all, for sharing tips and taking part in the conversation! Your views have helped many to see the things clearly when there was no communication from the builder and circumstances were uncertain. Confusion Ends or Begins?"" - ravi karandeekar
""You said it right. At the beginning of Magarpatta City project , there were no takers for the project and the concept. People had discounted it as a sure flop. Ultimately in the long term it turned out to be a grand success. I think Nanded city is in a similar situation today. Those who cannot visualize it's long term glory, and cancel the booking today, are sure to repent later."" - ravi karandeekar
"Genuine buyers are not able to buy new homes beacause of the high property rate, not because of high interest rate. So all real estate agents, builders, marketeers please be sure that people will start buying the homes only after 50% correction in prices" - ravi karandeekar

"At a recent meeting of the Maharashtra Chamber of Housing Industry (MCHI), a body of builders, proposals were mooted that developers should bear stamp duty, registration and floor rise charges. Also, it was advocated that builders should take upon themselves a part of the interest cost in the initial years to kick-start home buying. In other parts of the country as well, developers are moving towards building cheaper houses. A large number of developers are offering houses for the middle class at Rs 25-35 lakh. However, property experts believe that buyers will not be too enthused with just sops if the rates do not go down. “Given that property rates have really shot up, unless there is a fall in the per square feet rate of flats, it is unlikely that buyers will come in,” said a banker." - ravi karandeekar

"Narasinh Lagad and Samir Jadhavrao's eyes are gleaming with hope. They are paying a visit to relatives at the nearby Magarpatta township, which was just farmlands for seven years.
Today, those sugarcane fields have given way to shiny glass buildings, row houses, bungalows and landscaped gardens complete with well laid out roads. The inhabitants have since given up farming and now run businesses.
And the former farmers now drive fancy cars. Lagad and Jadhavrao's family are among 150 others in the Nanded village near Khadakvasala in the outskirts of Pune, who have signed away 700 acres of ancestral land for development. They too hope to run businesses and drive gleaming new cars.
They are not alone. Several villages near Pune have decided to follow the way Magarpatta has shown and develop their farm land into glitzy urban hubs." - ravi karandeekar
"The Magarpatta example is one way of changing land use, converting agricultural land to non-industrial land. The Singur model is another. The differences between the two models are stark." - ravi karandeekar
